The lots are municipally known as 2 Allaura Boulevard. The property has a lot area of 10947 meters squared and consists of four irregularly shaped parcels. 

The existing commercials units on the site are a mix retails units, consisting of 2 storey restaurant with a drive through and 8 units of one-storey retail. 

All lots driveway access to Allaura Boulevard. One hundred parking spaces are located at the front and rear of the building.

Lands in the east of the project area along Allaura Boulevard are within the Existing Employment - General Industrial designation of the official Plan and Employment Zone.

Lands in east and west of Yonge Street are within the Aurora Promenade Land use designation of the official Plan and Commercial Zone.

To the north of the project location include the Aurora War Memorial Peace Park and Open Space and Environmental Protection Zones.

The Yonge Street is an Arterial road with North York Transit Commission surface routes that travel to and from the bus station on the Yonge Street and Highway 7. There are two bus stops located on the Young Street; northbound and southbound.
